RANM Realtor of the Year 2007 Al Winkeljohn

Al “Wink” Winkeljohn

On Friday evening at the Inn of the Mountain Gods Al “Wink” Winkeljohn was named the Realtors Association of New Mexico REALTOR OF THE YEAR for 2007 for his superb lifetime contributions to the real estate industry. Al has served as Director of the Albuquerque Metropolitan Board of Realtors, the Realtors Association of New Mexico, and the National Association of Realtors and a member of the National Association of Realtors Professional Standards Committee.

Winkeljohn is noted for setting the bar of excellence in real estate education in New Mexico with his teaching and his good work as a member of the Writers Group for creation and revision of the New Mexico Real Estate Commission’s award winning “Mandatory Course.” He serves as liaison between the Commission and the Realtors Association of New Mexico and has served tirelessly since the 1980s as a member of the all-important Education Steering Committee to the New Mexico Real Estate Commission which approves courses and instructors for broker courses in New Mexico.

“Wink” has made a positive difference to the level of knowledge and skill in the New Mexico Real Estate Industry for over 30 years. This honor is fully deserved and I salute my friend and colleague, Al, “Wink” Winkeljohn!

Real estate school is simply a place where people go to learn about the world of real estate and how to become an agent. A good real estate school will teach you everything you need to know to pass an examination to obtain a realtors license. The schooling teaches you the specific laws governing real estate agents, including the code of ethics, real estate law, and other topics you will need to understand to pass the state exam.

There are quite a few different options you can choose from to get the training you need to become a real estate agent.

The internet offers you the option of taking courses online, which many people find very convenient. Correspondence courses via a video tape are another option, as is going to a community college for the class. Of these three options, many people are choosing the online home study program because it is so much easier to take courses online without disrupting one’s life.

With the option of an online real estate school, you can usually select the time you have available to participate in the class. However, some classes require a specific time that you need to join the class, if they are taught live.

If you cannot reconcile your schedule to the course schedule, a correspondence course may be a better option. This allows you to have complete control over your studies, and it allows you to go over the materials as many times as you need to.

Going to a community college requires the student to follow a class schedule on set days to study. The classroom has a teacher that will instruct you throughout the entire course. This way of learning is ideal for people who might need a more structured learning environment. Although an online class does have a teacher that you can ask questions, it is normally done via email or phone.

Another option that is not known about by many potential students is obtaining your training through the realtor’s office itself. Some realtor firms hold classes in their office that teach you everything you need to pass a realtor license exam. This type of training also covers other areas of selling and buying real estate.

When you think about how to choose a real estate school, you should consider your time, lifestyle, learning abilities and how serious you are about selling and buying real estate. If you want to become a realtor and work for a company, you might consider the realtor that offers the classes with intent on hiring you when you pass the license exam. If you are unsure of exactly how you plan to use your license, either as an independent agent or some other way, you might consider a school environment that has class participation.

With the variety of options available, nearly any can find a real estate school that works for them. Once you complete real estate school, you should have the knowledge you need to pass the exam to get a real estate license.

Choosing a Real Estate School

In order to become a licensed real estate agent you must first attend a real estate school, and then pass your state’s real estate license examination. Real estate law and procedures vary from state to state, so passing the real estate examination in one state does not give you the right to conduct business in other states. In other words, you will need to pass the real estate license examination in every state in which you intend to do business.

But the first step to get into real estate is to decide on a real estate school. There are many programs available in every state, and online real estate school is also becoming a popular option for many students. With so many choices though, how can you know which real estate school to choose?

When considering a real estate school, whether a traditional “brick and mortar” school or an online school, it pays to be cautious. There are new real estate schools that have basically written their own course material, and you should be especially skeptical of these schools for a variety of reasons.

Primarily, the best real estate schools will use courses written by recognized authors and real estate experts such as Crawford or Coleman. These courses have been tested over time, and ensure that you receive a solid foundation in real estate procedures, sales, laws and best practices.

For many people, time is their greatest concern in completing real estate school and obtaining their state license. In these situations, online real estate schools can be a wonderful alternative. Working professionals with families and children may not have time in their busy schedules for a traditional real estate school; but almost anyone can make time for online real estate study, as it allows a much greater degree of flexibility.

When considering an online real estate school, make sure that the school allows one full year to complete the pre-license coursework. A few schools, particularly fly-by-night organizations, will allow only a few months to complete the coursework. However, if you should have any trouble with the specific section of the course, you could find yourself in trouble, and your tuition for the school could be wasted. Insist upon real estate schools with a one year allotment to complete all courses.

Even though online real estate schools are much more convenient and flexible than their traditional counterparts, they are not all created the same. Check that the online school you are considering offers seven day a week support from an instructor. Cheaper real estate schools will sometimes offer 48 hour, or even 72 hour call returns or e-mail replies to your questions. Obviously, most busy professionals do not have that kind of time to waste on a simple question.

After completing real estate school you will be considered a licensed real estate sales “associate.” But you will still need to sit for the state real estate licensing examination in order to be a licensed realtor.

Real estate is a wonderful career that offers enormous potential for financial growth and security. And the path to becoming a licensed realtor begins with your choice of real estate school. Shop around and compare carefully to find the best real estate school to fit your schedule and budget.

Therefore, it is the goal of the school to educate you on real estate law and practices in your state so that you will be able to pass a state real estate licensure exam.

In order to enroll in a real estate license school, most states require that you have a high school diploma or equivalency degree (GED). The school you choose must also be recognized in your state as a legitimate real estate license school. For full-time working moms and dads, the ability to study for their real estate exam at home, and at their own pace, can be a Godsend. After all, it may not always be easy to make it to class on time when you have a full-time job and a full-time family; but your home computer is always available, and nearly anyone can make time in their busy schedule for online study.

So how do you choose the best real estate license school for you? First, check out the different options in your area. You also want to consider your own personal study habits. For example, are you a self starter who can study at your own pace with an online program? Or do you require the stimulation and peer pressure of sitting in a traditional classroom to motivate you to do well? There is no right or wrong answer here; different people have different motivational styles, and you’ll simply have to do an honest assessment to determine what works best for you.

If you find that you are a self starter, and are capable of independent study, you will usually find that online real estate license schools are somewhat cheaper, and offer the convenience of studying at your own pace over time. Lou Tulga Bio

Born in Nebraska and raised in Chicago, Lou Tulga graduated from Moody Bible Institute in Chicago and received a BA degree in History and an MA degree in Biblical Literature from Wheaton College in Illinois. Lou received the PhD in Classical History from the Ohio State University.
He was an Instructor in the Department of History at Ohio State University, Assistant Professor in the Department of History at the University of New Mexico and Associate Professor in the Department of History at Indiana University of Pennsylvania.
Lou entered the field of real estate in 1972 and has been a licensed real estate broker in New Mexico since 1973. He was President/Broker of Century 21 Nationwide Realty, Manager of the Walker-Hinkle Commercial Real Estate Division and currently is Qualifying Broker for Lou Tulga & Associates Realtors®.
In 1991 Lou formed Professional Educational Services offering premier education courses in the field of real estate for brokers and sales associates and authored a number of courses approved for Real Estate Continuing Education by the New Mexico Real Estate Commission.
Lou is a member of the real estate faculty of CNM (Central New Mexico Community College) and a faculty member of the Graduate Realtor® Institute (GRI). Lou, widely regarded a premier real estate educator, has authored numerous courses approved by the New Mexico Real Estate Commission and is certified by the Commission as instructor for over 20 courses approved for real estate continuing education credit.
Lou is a member of the Writer’s Group which authors the Commission’s flag-ship Mandatory Course required of all real estate licensees in New Mexico. The Mandatory Course has been recognized by the Association of Real Estate License Law Officials (ARELLO) for first place honors for continuing education course writing excellence. Lou directly participated in group-authoring of the New Mexico Real Estate Commission’s Brokerage Office Administration Course required of all newly-minted Qualifying Brokers in New Mexico.
He served for 20 years on the New Mexico Real Estate Commission’s Education Steering Committee which recommends approval of real estate courses and certification of real estate instructors. Lou has served on two separate panel providing revision of the New Mexico Real Estate Commission’s Rules
Lou’s graduate level professional education includes receiving the prestigious CCIM (Certified Commercial Investment Member) Designation from the Commercial Real Estate Institute, an Affiliate of the National Association of Realtors® and the CRB (Certified Real Estate Brokerage Manager) from the Council of Real Estate Brokerage Managers, also an Affiliate of the National Association of Realtors®. Lou served as the New Mexico CCIM Chapter President.
Lou’s involvement with the Realtor® organization includes serving as Vice-President and Director of the Albuquerque Metropolitan Board of Realtors®, President and Director of the Realtors® Association of New Mexico and Director of the National Association of Realtors® .
Committee involvement include s service as Chairperson of the Albuquerque Metropolitan Board of Realtors® Professional Standards Committee, Chairperson of the Realtors® Association of New Mexico Professional Standards Committee, Chairperson of the Albuquerque Metropolitan Board of Realtors® Mediation Committee, Chairperson of the Realtors® Association of New Mexico Strategic Planning Committee, Chairperson of the National Association of Realtors® Commercial Investment Committee and the National Association of Realtors® Risk Management Committee. He has also served on several Presidential Advisory Groups for the National Association of Realtors®.
Honors include receiving of the Albuquerque Metropolitan Board of Realtors® “Salesperson of the Year” and “Realtor® of the Year.” Lou was named the National Association of Realtors® “Real Estate Instructor of the Year for Small State.” Lou was named “Instructor of the Year” by the Albuquerque Metropolitan Board of Realtors® and “Realtor of the Year” for the Realtors® Association of New Mexico.
Lou is a trained mediator and has received certificates from the National Academy of Conciliators, the Realtors Association of New Mexico in conjunction with the University of New Mexico School of Law, the Rosenthal Group, Inc., in conjunction with faculty of the Pepperdine University Law School, and the University of New Mexico School of Law.
